These Terms and Conditions (“Terms”) govern your use of the website www.bestieswithbrooms.com and any services provided by Besties With Brooms (“Company,” “we,” “us,” or “our”). By booking services, using our website, or allowing us to perform cleaning services, you agree to these Terms.


1. SERVICES PROVIDED


Besties With Brooms provides residential, commercial, short-term rental, and related cleaning services as agreed upon at the time of booking. Services are limited to cleaning only and do not include restoration, remediation, or repair services.


2. BOOKING AND SCHEDULING


  • Appointments may be booked online, by phone, or via message.
  • All bookings are subject to availability.
  • We reserve the right to refuse service to anyone for lawful reasons.
  • Accurate information regarding the property size, condition, and service needs must be provided at booking.

3. PRICING AND ESTIMATES


  • Prices are based on the information provided by the client.
  • Estimates are not guaranteed prices.
  • Final pricing may change if the condition of the property differs significantly from what was disclosed.
  • Additional services not originally booked will incur additional charges.


4. PAYMENT TERMS


  • Payment is due at the time of service unless otherwise agreed in writing.
  • Accepted payment methods may include cash, card, electronic transfer, or invoicing.
  • Late or declined payments may result in service refusal or cancellation of future appointments.


5. CANCELLATIONS AND RESCHEDULING


  • We require at least 24 hours’ notice for cancellations or rescheduling.
  • Cancellations made with less than 24 hours’ notice may be subject to a cancellation fee.
  • Failure to provide access to the property at the scheduled time may result in a lockout fee or full-service charge.


6. ACCESS TO PROPERTY


  • Clients must ensure safe and timely access to the property.
  • If the client is not present, access instructions must be provided in advance.
  • We are not responsible for delays or inability to complete service due to access issues.

7. SAFETY AND WORKING CONDITIONS


We reserve the right to refuse or discontinue service if conditions are unsafe, unsanitary beyond reasonable scope, or pose a health risk, including but not limited to:

  • Biohazards (blood, bodily fluids, mold, infestations)
  • Extreme clutter or hoarding conditions
  • Aggressive pets or individuals
  • Unsafe structural conditions


8. PETS


  • Pets must be secured during service.
  • We are not responsible for pets escaping due to faulty doors or gates.
  • Aggressive animals may result in immediate service termination.


9. SATISFACTION GUARANTEE


  • Any concerns must be reported within 24 hours of service completion.
  • We will make reasonable efforts to address valid concerns.
  • Refunds, if issued, are at our sole discretion.
  • We do not guarantee the removal of permanent stains, damage, or wear.


10. DAMAGE AND BREAKAGE


Clients must report any alleged damage within 24 hours of service completion, along with reasonable documentation (such as photos). Besties With Brooms is fully insured and will address verified damages directly caused by our negligence during the course of service, subject to the terms, conditions, and limitations of our insurance policy. Our responsibility, if any, is limited to the reasonable cost of repair or replacement, as determined at our discretion or by our insurer.

We are not responsible for:


  • Pre-existing damage
  • Normal wear and tear
  • Improperly installed, defective, or unstable items
  • Fragile, high-value, sentimental, or unsecured items not disclosed prior to service
  • Damage resulting from items that are not designed to be cleaned or handled


11. CLIENT RESPONSIBILITIES


Clients agree to:

  • Remove clutter and personal items before service
  • Secure valuables and fragile items
  • Provide accurate service details
  • Inform us of special surfaces, materials, or concerns


12. SUPPLIES AND EQUIPMENT


  • We provide our own cleaning supplies unless otherwise agreed.
  • Eco-friendly products are used whenever possible.
  • We are not responsible for reactions due to sensitivities unless disclosed prior to service.


13. PHOTOS AND MARKETING


We may take before-and-after photos for quality control and marketing purposes. No identifying or personal information will be shared without client consent. Clients may opt out by notifying us in writing prior to service.


14. RECURRING SERVICES


  • Recurring services may be paused or canceled with notice.
  • Pricing may be adjusted with advance notice.
  • Missed recurring appointments due to client unavailability may be charged.


15. LIMITATION OF LIABILITY


To the fullest extent permitted by law: Besties With Brooms shall not be liable for any indirect, incidental, special, or consequential damages, including but not limited to loss of use, loss of income, or emotional distress. Our total liability for any claim, whether in contract, negligence, or otherwise, shall not exceed the lesser of:


  • The amount paid for the specific service giving rise to the claim, or
  • The applicable coverage limits of our insurance policy


Nothing in these Terms shall be deemed a waiver of any rights, defenses, or limitations available under applicable law or insurance coverage.


15A. INSURANCE DISCLOSURE


Besties With Brooms maintains general liability insurance coverage for its cleaning services. Proof of insurance may be provided upon reasonable request. Coverage is subject to policy terms, conditions, exclusions, and limits.


16. INDEMNIFICATION


You agree to indemnify and hold harmless Besties With Brooms from any claims, damages, or expenses arising from your breach of these Terms or unsafe conditions at the service location.


17. WEBSITE USE


  • Content on this website may not be copied or used without permission.
  • Unauthorized use of the Site may give rise to legal claims.


18. GOVERNING LAW


These Terms are governed by the laws of the State of Indiana, without regard to conflict of law principles.


19. DISPUTE RESOLUTION


Any disputes shall first be attempted to be resolved informally. If unresolved, disputes shall be handled in the appropriate courts of Indiana.


20. CHANGES TO TERMS


We reserve the right to update these Terms at any time. Continued use of our services constitutes acceptance of any updated Terms.
